Rules & Regulations |

1.
|
ARRIVALS; Please plan your arrival prior to 4:00
p.m., Monday thru Friday. All visitors MUST register at
the office upon arrival. There is a guest fee per night. |
|
2.
|
CARE OF LOTS AND UNITS; Please keep units clean,
and free of dirt and mold build-up. Use bucket and rag
to wash and a hose with a shut off nozzle to rinse.
Residents must maintain their lot in a clean and
attractive manner at all times. If it is necessary
for Cross Creek to clean the unit, there will be a
charge of $100 per hour. Renter is responsible for
any damage to their unit, site or facilities. No
items are to be left onsite when leaving. |

3.

REPAIRS; No vehicle repairs are to be done in the
park. This includes oil or tire changes. |
|
4.
|
SKIRTING; Units left onsite annually must be
blocked up, tied down and under skirted with vinyl. No
other type of skirting is permitted. Under skirting must
be completed within 15 days of setup. |
|
5.
|
CONSTRUCTION; Park owner has sole authority to
pull permits or issue a waiver for Cross Creek.
Cross Creek must approve all construction in
advance. |
|
6.
|
SALE OF UNITS; Residents must bring prospective
buyers to the park office for approval PRIOR to
any sale. If the unit is sold without park approval, the
new owner/tenant will be subject to eviction. |
|
7.
|
YARD SALES; There are to be NO yard sales except
as scheduled through the Activities office. |
|
8.
|
TENANTS; Cross Creek reserves the right to evict
any tenant whom it deems unsuitable or incompatible with
other residents. |
|
9.
|
SIGNS; NO signs are to be placed or
displayed on any lot or dwelling unless authorized by
Cross Creek. Name signs and site numbers only
are permissible. |
|
10.
|
SPEED LIMIT; The speed limit in the entire park
is 10 m.p.h., and must be observed. |
|
11.
|
PRIVACY AND PROPERTY; It is important to respect
our neighbors’ privacy and property. TV reception
devices are limited to 24” saucer shaped antennas. These
units are to be mounted on the rear of the unit, at or
above roof height. Short Wave Radio antennas are
permissible only on certain sites. QUIET TIME IS 10 PM –
8 AM. |

|
GARBAGE; Household garbage items must be bagged
and brought to the commercial dumpster near the storage
area. This area is open from 8 am – 6 pm, 7 days a week.
Cross Creek will pick up “outside debris” (tree limbs &
grass) on Thursday mornings @ 10am. Please have the
limbs broken down and tied up and put grass in bags for
easy pickup. |

CLOTHESLINES; An umbrella type clothesline may be
erected at the rear of the RV. No other types of
clotheslines are permitted. No clothes/laundry are
to be hung from awnings or RV. No lines shall be
strung between trees or units. Umbrella units must
be removed when leaving the park, leaving no pipe above
the ground. When clothesline is not in use, it
must be folded down. No clothes are to be hung
outside on Sundays or National Holidays. |

FIREARMS AND FIREWORKS; No fireworks are
permitted. All Federal and State of Florida laws
concerning the possession and handling of firearms shall
be obeyed. |
|
15.
|
PETS; Dogs are permitted. No aggressive
breeds of dogs, such as Pit Bulls, Dobermans or
Rottweilers allowed in the Resort. Pets must be
leashed outdoors and owners must clean up after them.
Continual barking or disruption from pets will not be
tolerated! Pets are not allowed in any resort
buildings or recreational areas. |

LAKE AREAS; No swimming or fishing is permitted
in the lakes. Cross Creek has NO liability in the
lake areas. |
|
17.
|
PUBLIC AREAS; Public areas must be kept clean by
those who use them. Profanity is not permitted in
public areas. No drunkenness and/or disorderly
conduct will be permitted; any guests are the
responsibility of the resident. Any damage caused by any
guest will be charged to the resident. Shirts and
shoes must be worn in all public buildings. |

SEWER HOSES: All sewer hoses must have a rubber collar. |
|
19. |
PARKING; Please do not park on the grass, in the
streets or in yards at any time. Guest parking areas are
provided. |
|
20.
|
CHILDREN; This is a retirement RV Resort and
children are guests of the residents. Children under
the age of 18 must be supervised at all times when using
any of the recreation facilities. No children are
allowed to use the billiards tables or operate golf
carts within the resort. |
|

|
TREES; Any cutting or trimming is to be approved
in advance by park management. |
|
22.
|
SWIMMING POOL; This is an UNATTENDED POOL
and Cross Creek assumes no liability for
accidents or injuries. Children are to be
accompanied by a resident or registered adult at all
times. |
|

|
TRANSPORTATION; All wheeled vehicles shall be
equipped with proper lighting for night use. |
|
24.
|
ALCOHOLIC BEVERAGES; No alcoholic beverages are
permitted in the public areas except during management
announced and approved BYOB events. Beer
must be purchased from Cross Creek Country Club. |
|
25.
|
TELEPHONE MESSAGES: Emergency messages only will be delivered. |
|
26.
|
RULES ENFORCEMENT; The owner and park management
of Cross Creek reserve the right to make and
enforce any other rules deemed necessary for the safety,
comfort and enjoyment of the tenants and for the
preservation of the property. Cross Creek
reserves the right to make any changes to the park or
property at any time. |
|

|
SHEDS; Sheds are permitted and must be purchased
from Cross Creek. |
|
28.
|
RATES; All rates are based on no more than 2
people per site. |
|
29. |
REFUNDS; After August 1, there will be no
refunds, regardless of whether your stay is shortened. |
|
30.
|
AIR CONDITIONERS: No window air conditioners allowed. |
|
31.
|
LATE PAYMENT: Lot rental is due on the date stated in the lease. If the rent is not paid in full within 5 days of the due date, a daily late fee will be assessed at $30 per day. |
|

|
BICYCLES; No bicycles are allowed on sidewalks.
Bikes must be parked in bike racks. |
|
33.
|
RE-RENTAL; There is no subleasing, roomers, or
renting of lots or units unless approved through the
office. |
|
34.
|
NO VAN, TRUCK, POP-UP CAMPERS OR TENTS ALLOWED.
All RV’s are subject to approval by Cross Creek
Management. Only commercially manufactured motor
homes, fifth wheels, travel trailers and Park Model
homes that are in good condition and require full hook
ups will be accepted. NOT PERMITTED: tents,
fold-out campers (pop-ups), Hi-lows, truck campers, vans
of any type, non-commercial conversions of busses or
trucks. |

DEBRIS REMOVAL; Resident shall be responsible for
cleanup of all debris and return the lot to its’
original condition. |
|
36. |
INSURANCE; Homeowners are required to carry a
Homeowners Insurance Policy covering any Unit which is
permanently located at Cross Creek. |
|
37. |
ASSESSMENTS; Residents with annual leases are subject to an annual
assessment for both Insurance and Real Estate Taxes. The assessment is based
on any increase in costs over the base year 2008. Any assessment will not exceed
$100 per year for insurance, or $100 per year for real estate taxes. |

CROSS CREEK is not responsible for any personal
injuries, damage, loss, or theft of any personal
property or vehicle. |
|
39. |
RESIDENTS agree to indemnify and hold Cross
Creek of Arcadia, LLC and Cross Creek of Arcadia
II, LLC and such companies' members, managers,
officers and agents harmless from and against any and
all liability, losses, claims and damages or lawsuits
including, without limitation, reasonable attorneys'
fees and costs, arising out of, or in any way connected
to, personal injury or damage to or on Residents
property. |
